Why Using A Realtor To Purchase Your New Home is a MUST!!!

The purchase of a new home is one of the most important financial decisions you will ever make. With this process comes a myriad of emotional entanglements and stressful situations along the way. You owe it to yourself to work with a seasoned professional that will look out for your best interests and advise you impartially to ensure that you get the best deal possible, and work with you to make the transaction process a seemless one. Furthermore, as the realtor is paid by the seller rather than the buyer, working with one should be an automatic assumption!! Below are some of the most frequently asked questions about working with real estate professionals.

I am buying a new construction home, should I still use a Realtor?
Yes, yes, and yes!! When  you speak with the builders sales representative, keep in mind that they work directly for the builder and, therefore, don't have your best interests in mind. Their main goal is to make the sale, and add as many upgrades as possible. Not only will your Realtor be able to negotiate a better deal, they can help interpret tough to read builder contracts which vary from transaction to transaction and can be easily, sometimes purposely confusing.

If I don't use a Realtor, can I save money by not costing the builder money for commission?
The Realtor's commission is already built into the builders marketing budget and has absolutely no bearing on the sales price of the home. Without the representation of an experienced Realtor that is used to negotiating with builders, you will more than likely end up leaving money or possible upgrades on the table.

How does a Realtor benefit me during the home purchase process?
From the first meeting to the last signature at the closing table, it is our duty to serve you. While our paycheck depends on a successful closing, top real estate professionals know that their long-term success comes from satisfied clients. Your best interest is always our top priority. From finding the perfect home, to negotiating the deal, referring financial professionals and other vendors, and coordinating with the sellers and escrow officers to ensure a smooth process up to closing, we will be by your side every step of the way. Our knowledge and experience allows you to get the home you deserve while saving you time, money, and the helpless feeling of attempting to purchase on your own.

We are here to answer questions like:
  • Should I get approved up front?
  • Where should I begin my search?
  • How can I get my earnest money back?
  • What is a home warranty and what does it cover?
  • How long do I have to get approved for my loan?
  • Who will keep me up-to-date throughout the process?
  • What is  title insurance, homeowner's insurance, mortgage insurance?
  • How do they differ?
  • Can I back out of the contract? If so, how?
Our job is to ensure that any obstacles that arise are handled professionally and efficently while getting you the best possible deal on your home.

If you are in the market for a new home, make sure that you have a seasoned professional on your side. Our specialists offer FREE NO OBLIGATION CONSULTATIONS and can answer any and every question that you have about purchasing your new home!
